Short Stay Sales is not a real estate agent, broker, or financial adviser. We do not participate in or facilitate property transactions directly. All negotiations and transactions occur between the buyer and the seller.
3. User Accounts and Responsibilities
To use certain features of the Service, you may be required to create an account. You agree to:

4. Listing Guidelines
All properties listed on Short Stay Sales must be genuine short-stay accommodation properties. By creating a listing, you represent and warrant that:
- The property is, or has recently been, actively used for short-stay accommodation purposes.
- All information provided in the listing, including revenue data, occupancy rates, and property details, is accurate and not misleading.
- You have the legal right to sell or advertise the property.
- The listing complies with all applicable Australian laws, including local council regulations.
- Any supporting documentation and evidence provided is genuine and has not been altered or fabricated.
We reserve the right to remove any listing that does not meet these guidelines or that we reasonably believe to be fraudulent or misleading.
5. Verification Process
Short Stay Sales uses an AI-powered verification system to review property listings and supporting evidence. While we endeavour to verify that listings represent genuine short-stay properties, our verification process is not a guarantee of accuracy, completeness, or suitability. Buyers should conduct their own independent due diligence, including obtaining professional legal and financial advice, before making any purchase decisions.
6. Intellectual Property
All content on the Short Stay Sales website, including text, graphics, logos, icons, images, and software, is the property of Short Stay Sales or its content suppliers and is protected by Australian and international intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any content on this website without our prior written consent.
By submitting a listing, you grant Short Stay Sales a non-exclusive, royalty-free licence to use, display, and distribute the listing content for the purpose of operating the Service.
7. Limitation of Liability
To the maximum extent permitted by Australian law, Short Stay For Sale shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or in connection with your use of the Service. This includes, without limitation, any losses arising from reliance on listing information, verification results, or communications between buyers and sellers facilitated through the platform.
Nothing in these Terms excludes or limits any rights you may have under the Australian Consumer Law that cannot be excluded or limited by agreement.
8. Indemnification
You agree to indemnify and hold harmless Short Stay Sales, its officers, directors, employees, and agents from any claims, liabilities, damages, losses, or expenses arising from your use of the Service, your breach of these Terms, or your violation of any applicable law.
9. Termination
